ABOUT THE ROLE
Agilus Professional is recruiting for an Operations Manager for one of our amazing clients. This position will be responsible for managing the efficient day-to-day operations and maintenance of a shopping centre and plaza in Coquitlam, BC.

A FEW OF YOUR RESPONSIBILITIES 

  • Provide guidance, manage and inspect all building and site operations in the areas of facilities and equipment maintenance (incl. all mechanical, electrical, power, plumbing, security and other auxiliary equipment), HVAC, fire and life safety, emergency procedures, ground-keeping and security to ensure the property adheres to the existing building & fire codes as well as existing company policies & procedures
  • Negotiate, prepare, approve and control third-party service contracts for preventative and emergency facilities and equipment maintenance, security and ground-keeping to ensure that the property is timely maintained and secured in accordance with landlord’s specifications
  • Develop and implement various policies & procedures, perform design reviews and approvals, coordinate contractors, supervise and inspect construction sites, prepare progress reports and closely works with other business units to ensure that all facility upgrade/retrofit as well as capital projects, new construction, environmental projects and landlord base building & tenant leasehold improvement work are performed on time and within approved budget
  • As a member of the senior property management team, participate in policy definition, goal setting, facility planning, program implementation & maintenance, environmental compliance and associated “green” initiatives as well as operations budgeting and forecasting to ensure the overall asset management goals, approved budget and objectives for the property are met
  • Monitor, analyse and report on various operations metrics (maintenance, insurance claims, equipment utilizations, utilities usage, project data, security reports etc.) and suggest continuous improvements to ensure that all facilities and site equipment and systems are utilized and maintained in the most cost-effective manner; stay current on best practices in the industry pertaining to building operations, core building systems and energy management and ensure that the best practices are continuously reviewed for compatibility and match with the managed portfolio of properties to achieve operational efficiencies
  • Build trust and maintain a positive and value-adding relationship with tenants, visitors, government authorities, businesses, contractors, other business units, customers, investors etc..
  • Responsible for hiring, on-the-job training and managing maintenance and engineering personnel


YOU’LL NEED TO HAVE

  • Minimum 5 years of relevant work experience
  • Previous experience at regional or multi-regional retail centre
  • Previous experience with large-scale central plant HVAC system
  • Previous experience with operating budgets and re-forecasting processes
  • Excellent interpersonal skills and organizational skills
  • Certification in one of the core building operations systems (e.g. HVAC, Boiler etc.) is an asset
