To keep up with growing demand, our client is seeking a Senior Financial Analyst to add to their dynamic team. 
Reporting to the CFO,  you will play a key role in supporting senior management  prepare complex and advanced financial analysis for  development projects, consolidating monthly forecasting, business plan, land acquisition analysis, , cash flow projections, analysis of return on equity and internal rates of return,  statistical analysis, and other  financial reports. 
 Job Responsibility:
  • Build, maintain, and update accurate cashflow forecast for development projects;
  • Review project job cost and prepare variance analysis by comparing and analyzing actual results vs.budget or forecasts. Identifying major risk area, trend and recommending actions to management;
  • Preform monthly reports, cost analysis and enforcing internal policies and procedures;
  • Work very closely with Construction team to ensure savings & extras are properly translated into appropriate financial results – understand and meet their reporting needs and update on project cost-to-complete;
  • Create proforma scenarios and cash flow projections in collaboration with development and construction departments;
  • Prepare monthly reporting packages for investors including banks and joint-venture partners;
  • Analyse expense reports and VISA payment to ensure proper cost allocation to projects.
  • Prepare journal entries for month-end closings & year-end adjustments;
  • Assist with the preparation of project budgets;
  • Assist in the preparation and processing of monthly construction draw;
  • Prepare year-end working paper for audit;
  • Identify opportunities and challenges that affect financial results;
  • Continuously seeking for ways to enhance efficiencies in reporting process;
 Candidate Qualifications & Experience:
  • University Degree in Accounting, Finance and Economic;
  • Must be currently enroll and / or pursuing the Chartered Professional Accountants (CPA) Designation;
  • Minimum of 3 years working in Construction or Real Estate Development;
  • Computer proficiency including experience with Constellation New Star Enterprise is an asset
  • Advanced knowledge of Microsoft Excel & Word;
  • Proactive and independent nature including strong organizational, analytical and problem-solving skills;
  • Ability to prioritize tasks and work on multiple assignments in a team environment;
  • Superior communication and interpersonal skills;
