Residential Rental Property Management/Brokerage Accountant

Talentcor Professional is recruiting for a Rental Property Management/Brokerage Accountant for one of our amazing clients. We are seeking an energetic self starter to perform the accounting requirements for our residential rental portfolio and our real estate brokerage operations.

Residential Rental Portfolio

The candidate should be capable of efficiently processing the monthly tenant portfolio, managing cash flow requirements and projections and preparing monthly financial statements for review by management. Our client expects our residential rental portfolio to increase rapidly over the next five years as we complete construction of a number of residential rental towers in Vancouver and Toronto.

Real Estate Brokerage Operations

The candidate should have experience working in a real estate brokerage firm and understand the accounting workflow surrounding real estate sales transactions. This person will require strong communication skills to interact effectively with different parties within/outside the organization. With our clients’ ever-expanding sales portfolio, there will also be different commission related tasks assigned to this role that requires the person to be critical thinker, analytical minded, proactive and sensitive to deadlines.

As a result, we are seeking a candidate that will be able to adapt to continuing change and improvements to our Yardi Voyager accounting system to reflect the increased importance of the residential rental operations and complexity of the brokerage operations.

Responsibilities will include:

Property Management Accounting

  • Prepare and maintain monthly financial statements, supporting working papers and all ongoing activities (receipts, disbursements) for a portfolio of residential rental buildings
  • Manage cash flow requirements, projecting monthly cash balances, receipts and disbursements
  • Assist property managers in preparation of annual budgets
  • Provide monthly budget to actual variance analysis

    Brokerage Accounting

  • Review real estate sales contracts and prepare commission billing and Conveyance Instruction Reports based on the sales transaction types. (pre-sale, resale, assignments etc)
  • Understand the policies and rules surrounding RECBC and trust accounting. Maintain pool trust bank accounts and withholding tax when applicable.
  • Prepare monthly financial statement for the brokerage entity and assist with the annual review audit.
  • Prepare annual brokerage activity and Accountant’s reports, and file with RECBC.
  • Work closely with managing broker and in-house agents to properly manage project commission billing.

    Policies and Procedures

  • Evaluate existing systems and procedures, providing recommendations for improvement
  • Work with property managers and supervisors to assist in implementing recommended changes to policies and procedures

    Technical Support and Other

  • Work closely with property managers to maintain an accurate, efficient accounting presentation of the operational activities
  • Administrative duties including photocopying, filing, preparing, organizing and maintaining accounting/contract records
  • Candidate must possess:

  • Experience in real estate property management accounting, primarily in residential rental, with a secondary knowledge of commercial/retail property management accounting
  • Experience in real estate sales contracts, commission billings and brokerage accounting, including the related RECBC policies and rules
  • Strong verbal and written communication skills
  • Advanced computer skills as well as proficiency in the Microsoft Office suite
  • Strong organizational skills, ability to adapt to multiple demands, set priorities and achieve results on a timely basis
  • Analytical thinker and ability to readily grasp new concepts and adapt to a fast paced, ever-changing environment
  • Experience using Yardi Voyager accounting system
  • This position continues to evolve as our client expands and adapts to a changing environment. It is therefore subject to ongoing change and demands someone that is willing to adapt to these changing demands.

    The successful candidate will be CPA designated with an increasing accounting experience and responsibility and a comfortable understanding of the above noted facets of the industry environments. Compensation is dependent upon experience.
