Reporting to the Senior Vice President, ­­Property Management, the successful candidate will fill the position of Property Manager in the Kelowna office of our great client. This position will be responsible for mixed-use and residential properties in Kelowna, BC. The successful candidate will draw upon their experience in property management, building operations, tenant relations, budget control and construction/capital project management to ensure the properties are managed in accordance with approved business plans and tenant & client expectations.
  • Responsible for ensuring all Property Management policies, procedures and operations are conducted effectively.
  • Develop strong relationships with tenants and ensure that concerns are rectified in a prompt, effective and cost-efficient manner and that a high standard of rapport is consistently achieved.
  • Manage all aspects of the day to day operations by liaising with staff in areas such as accounting, leasing, asset management and tenant services.
  • Develop, administer and submit annual operating plans and property budgets, including capital improvements in a timely fashion.
  • Provide timely and accurate reports on property operations as required.
  • Conduct and document regular building inspections, as well as follow up to ensure all items identified are addressed in a timely manner.
  • Monitor and manage receivables, collection of all rental income and generate monthly reports.
  • Enforce contract and lease agreements while administering each property in accordance with approved budgets and operating policies.
  • Ensure property security, safety and operating systems are in accordance with all governmental and regulatory codes, by-laws and policies.
  • Ensure that that corporate governance, environmental, health & safety policies and procedures are compliant.
  • Lead, coach and administer employees and set performance goals to enable staff to enhance performance and support excellence.
  • Other duties and special projects as assigned.
  • A University or College degree in a related field.
  • RPA / CPM designation as asset.
  • Five to seven years’ experience in property management including experience in building operations, leasing, construction and financial matters and managing employees.
  • A high degree of professionalism in communicating with tenants, contractors, clients and fellow employees.
  • Understanding of sustainability best practices that meet industry recognized standards.
  • Solid experience with budgeting, forecasting, operation expenses and charges to tenants, rent collection and lease enforcement procedures.
  • Experience with procurement procedures, service agreements and contracts.
  • Proficient with Microsoft Office and Yardi accounting software.
  • Detail oriented; proven ability to solve problems.
  • Must be self-motivated, professional and flexible.
